    I don't even know where to begin with this letting agency. Have had NOTHING but negative experiences with this company.

    Firstly, they do not keep records of anything and on multiple occasions have come to me and asked me for records, which is not only concerning but extremely unprofessional. With any issue we have had, they have taken the best part of a week to respond, and even then have offered barely any help; they constantly claim that they've contacted the landlord, but we have now found out they were not communicating our issues to the her (we have reached out to the landlord personally to voice the problems, and she has now had to change estate agents because they have been so awful). At several points, they have not even known which of the tenants owes them rent, and leaves it to us to find out. In relation to this, the only time they have actually replied promptly is when rent is overdue by a day - then they're very fast to contact us.

    We had a serious mould problem in one of the rooms, to the point where a tenant was getting ill, and the problem is only just being resolved after 2 months of trying (it is only now being solved by the landlord herself, not Chappell and Matthews). There was fungus growing in the shower, and the floor under the shower has been rotting. It took them months to get a contractor round to look at the problem, and the issue is only just being resolved due to our landlord taking on the problem herself. The landlord has given Chappell and Matthews messages to pass onto us on numerous occasions, and they have never passed these along, which we have recently found out. When my housemates have tried to call Chappell and Matthews with issues, they very rarely answer the phone, and ignore all messages we leave. At one point, we needed help, and were told there was nothing to be done as one of the employees was away on annual leave; not sure why another colleague couldn't help with the problem, I would assume due to the fact we are students, and appear to be valued a lot less than the average working adult would. I have come to this suspicion due to the fact that on one occasion when we couldn't get an answer ourselves, one of our housemates fathers contacted Chappell and Matthews, and was greeted with prompt help and answers; what a coincidence.

    Taking all of these problems into consideration, it is shocking how much the fees were for moving in. The deposit for the house was £630, with 'referencing fees' over £300 (unsure what this money is actually used for, or why it is so much). I cannot help but feel cheated and deeply disappointed by this service, and I am so glad to be out of their hands. If you're a student, I strongly advise thinking twice before putting your money in their hands, as they do not have your best interest at heart.
